Regarding temperature control:

All houses are built with an orientation of 5º East of North.  It ensures optimal sun through the north windows for winter, and no sun for summer.  Minimum west windows.  Low emission glass is used there.

Concerning ceiling insulation:

Under the Chromadek plates, Alu Bubble is installed, with 70mm Isotherm on 8mm Rhinoboard plaster Ceilings.  Total R value about 4.  “Inverter” Air conditioning can be installed on request.  Heat pump geysers standard.

Each current and future buyer must pay 6% on the selling price of a dwelling unit at the 55+ Home Owners Association. These fees are initially applied to the de Land Care Centre establishment because the 55+ Home Owners Association effectively owns the de Land Care Centre. After payment of the setup fee/purchase price of the Care Centre building to the ALS Group, these affiliation fees will be charged with every sale and future sale of any unit in the 55+ Village and used to the subsidise operating costs of the total 55+ Village. This fund will be managed by the Homeowners Association from the 55+ Village (non-profit organization).

The advantage of this, will be to the direct benefit of residents. It will lead to subsidisation of levies and ensuring that the Care Centre will be properly maintained and operated. This will prevent levies rising excessively in future.

Levies will be paid by the buyer to the body corporate and the legal person will, in turn, like the other owners in the 55+ Village, pay levies to the 55+ Homeowners Association, who in turn pay a levy on behalf of all its members to the Main Homeowners Association of Uitspan @ de Land Estate.

When the Sectional Title Site Development Plan is registered with the Surveyor General, we are not allowed to do any deviations on the exterior walls of residential units.  However, we can change internal walls to accommodate specific requirements of buyers.

What the site plan refers to:

We must build the houses chronologically, row by row, from south to north.  Thus, unit 1 – 7 will be built initially and its selling prices is available.  We trust to start construction by October 2017

First occupation DV from May 2018.  Our planning is, depending on request, to complete one unit per month. If the demand is higher, we can speed up the process.  Completion of the total project due by Sept 2020.

Buyers can be assured of high quality finishes.  Buyers may choose their interior finishes like the built-in cupboards, kitchen tops, floor coverings, sanitary accessories and interior paint colours.  At additional costs, the patios can be closed with sliding or stacking doors.

Also note that all gardens with irrigation for the entire Uitspan site are included in the selling prices.
